Preparing Your Home For Sale

First Impressions:

In order to captivate the interest of potential buyers, your home must provide a visually appealing impact that will encourage further attention. Always view your property through an outsider's specks! Here are some helpful hints to lure potential buyers inside your home.

Make sure that the lawn, shrubs and flower gardens are well maintained.
Repair any cracks in foundations or on walkways or driveways and resurface if required.
Ensure that the gutters, chimney and walls of your home are in good condition. Do window frames, shutters, siding or doors need to be repainted?
Eliminate all garbage containers, debris, garden tools, lawn mowers from sight.

Welcome Them With Cleanliness:

Cleanliness, order and a spacious look goes a long way! You can achieve this by doing the following easy tasks.

Eliminate any odors that might be offensive to a potential buyer such as pet, cooking and cigarette odors. You can eliminate stale air in rooms by giving them a thorough cleaning and by opening windows and washing window coverings, etc. in order to create a smell of freshness.
Windows, floors, bathroom tiles and tubs should sparkle and make sure that you shampoo any carpeting.
Unnecessary clutter should be removed from all areas, such as closets, cupboards, basements, sheds, etc. to create the impression of sufficient space for storage.
Repair all doors or cupboards and drawers that do not close properly.
Repair any broken appliances that will be sold with the house.
Freshen up tired walls with a fresh coat of neutral coloured paint.
Use colourful accents such as new towels in the bathroom, cushions in the living room or live flowers to set a mood for a buyer.

Expensive cosmetic changes are not neccessary to ready your home for presentation. Just concentrate on the basic tips above to send the message that your home has been carefully maintained and you will go a long way in getting the price that you want!
